Window Actuators Directly Integrable into BMS

More and more modern buildings are controlled by a BMS application – Building Management System.

The system includes hardware and software components designed to monitor and control a wide range of parameters and processes involved in building operation, related to:

  • Building climate control (heating in winter and cooling in summer);
  • Indoor Air Quality (I.A.Q.);
  • Interior and exterior lighting (architectural);
  • Monitoring and security systems;
  • Passive and active fire protection systems.

These building automation systems monitor and control dozens or even hundreds of sensors, cameras, and peripheral equipment with various functions.

Automated natural ventilation systems, based on window actuators, are increasingly in demand, especially in ‘green’ buildings (Green Buildings), due to the multiple benefits offered (more details in the article dedicated to automated natural ventilation of buildings).

Operation of the System with Intelligent Window Actuators

Assuming we have 11 actuators on a floor of an office building, bidirectional communication with the BMS system allows, for example, actuator 101 to be opened 60%, actuators 102 and 103 opened only 10%, actuator 104 opened 100% because 105 signals an opening error, and actuators 109, 110, and 111 to be completely closed. Actuator 108 could be used for smoke extraction, being commanded to open 100%, at maximum speed, in case of a fire alarm.

Benefits of Intelligent Window Actuators

To meet the specific requirements of modern buildings, KADRA offers you a range of intelligent window actuators – the new generation of actuators directly integrable into any Building Management System.

Unlike classic actuators, which can only receive an open or close command and move as long as they are powered by electricity, BMS Line actuators have an integrated control module and communicate bidirectionally with the Building Management System.

Here are the concrete advantages of these motors for windows directly integrable into BMS:

  • total control plus interaction and communication with other systems controlled by BMS (air conditioning, lighting, etc.);
  • no additional control modules are required;
  • each actuator has its own identity (unique IP address) and can be addressed independently;
  • permanent bidirectional communication, with real-time feedback (position, error signaling, etc.);
  • the window can also be controlled by a locally placed button;
  • smoke extraction control units are directly integrated;
  • for ventilation, they can operate silently at reduced speed, and for smoke extraction, they open at maximum stroke and maximum speed;
  • they are 100% compatible with ANY BMS protocol (Modbus RTU, KNX, BACnet, Lonworks, etc.).

The intelligent window actuators proposed by KADRA are state-of-the-art and suitable for any type of building controlled by a Building Management System: office buildings, supermarkets and shopping centers, public institutions, kindergartens, schools, medium and higher education institutions, etc. These automations integrate directly into BMS, can be added at any time, have a unique address in the network, and can be commanded independently, and for the building owner and users, they are a beneficial upgrade in terms of reducing operating costs, improving air quality, increasing work productivity, etc.
