Smoke vents, fire-resistant curtains and doors, break-out door systems — none of these are used on a daily basis. They sit idle for months or even years, and that’s exactly why their maintenance is more critical than that of any other equipment in the building. A smoke extraction motor that no longer starts, a fire-resistant curtain that fails to descend when the alarm triggers, or a break-out door whose mechanism has jammed won’t generate any visible error during normal operation — the problem only surfaces when there’s no longer time to fix it.
Inspections cover smoke vents and skylights with smoke extraction function — testing automatic triggering, the motor, communication with the fire alarm panel, and reset after testing; fire-resistant curtains — full descent, unrolling speed, and base locking mechanisms; fire-resistant doors — proper closing, sealing, and the operation of electromagnetic retaining devices; break-out door systems — the folding of leaves under pressure and their return to normal position.
