Window automation service: rapid interventions, audits, and maintenance
Why you need service for window automation systems
An automated window that remains partially open can affect comfort and allow water to enter. One that doesn’t open can interrupt the ventilation intended for that space. When the window is part of a smoke exhaust system, the response to that function’s specific command must also be checked.
The diagnosis covers both the automation itself and the elements it operates: the motor, fittings, movable sash, controls, and power supply. Replacing the actuator does not automatically solve a problem caused by a window that moves with difficulty or by an incorrect command.
For office buildings, commercial spaces, schools, hospitals, and warehouses in Bucharest, Cluj-Napoca, Iași, Timișoara, Constanța, Brașov and throughout the country, KADRA organizes service and maintenance nationwide.
5 signs that your window automation is no longer working properly

1. The window does not respond to the open or close command
The lack of movement can have different causes: power supply, connections, control, or actuator. A step-by-step check of the system is needed to determine where the problem occurs and whether the actuator needs to be reprogrammed, reset, or replaced.

2. The window stops before reaching its intended position
Incomplete opening or closing that leaves a gap requires evaluation. There may be obstacles, issues with the fittings, or with the actuator's stroke adjustment. The inspection should also take into account the condition of the hinges, seals, and any frame deformations that could limit the stroke.

3. The motors of the same window do not move together
For windows with multiple synchronized actuators, uneven movement or one motor stopping warrants a check. Synchronization and communication between actuators must be evaluated according to the installed system, to avoid uneven strain on the sash.

4. The control panel or building management system indicates errors
The alerts may relate to the power supply, drive circuits, or communication. For equipment integrated into the BMS — the building management system — position and fault information is useful for diagnosis, if the model supports this feedback.

5. Windows open or close at inappropriate times
Seemingly unjustified commands may come from sensors, schedules, or other systems connected to the same control panel. Before considering the motor faulty, the command logic and signal priority should be checked, including those for rain, wind, temperature, or smoke exhaust.

Act quickly, reduce repair costs
If you notice a problem, notify the technical manager and request an inspection. Avoid forcing the window or detaching the actuator for manual operation.
Services for window automation systems

Technical
audit
The audit establishes the condition of the equipment and the work required. We check the actuators, control units, fittings, opening stroke, power supply, motor synchronization, and the operation of the controls and agreed interfaces. We also review the documentation and service history.
You receive a technical report, recommendations, and an estimated quote, to help prioritize repairs and plan your maintenance budget.
Maintenance subscriptions
Maintenance identifies wear and checks operation before blockages occur. Operations are determined according to the manufacturer’s instructions, the type of window, and how the installation is used.
KADRA offers CARE, PLUS, and TOTAL subscriptions. For window automation systems, the plan is adapted to the configuration and maintenance requirements, including those associated with smoke exhaust, where applicable.

Rapid
interventions
A window stuck in the open position, an actuator that does not respond, or a control panel indicating a fault requires diagnosis. Interventions are organized according to urgency, impact, and contractual conditions.
To prepare for the intervention, send us the location, the motor model, the position in which the window remained, and photos of the equipment or errors. Please mention whether the installation is used for ventilation, smoke exhaust, or both.

Repairs and spare parts
Following the diagnosis, we determine which components need adjustment, repair, or replacement: actuators, mounting brackets, control devices, or power supplies.
When replacing a motor, we check, as applicable, the supply voltage, force, stroke, mounting geometry, synchronization, and compatibility with the control system. For some models, the manufacturer specifies only actuator replacement.
Types of window automation systems serviced
We evaluate requests for equipment and configurations such as

Chain actuators

Rack-and-pinion actuators

Linear actuators

Pneumatic drives

Smart actuators and synchronized groups
Windows can be used for natural ventilation, air supply, or smoke exhaust. The role and possibility of intervention are determined by the model, documentation, and existing configuration.

The strength of a group — part of EMI Group
Part of EMI Group, with international operations in the access systems field.
How our process works
A simple and transparent process, from first contact to completion of the intervention. You know exactly what’s coming next, who’s in charge, and what you’re getting — no ambiguities, no hidden costs.
You send us the location, the number of units, and the problem observed. We determine what information and documents are needed for the assessment.
We check the automation system and its operating conditions. For installations connected to the BMS or the fire detection system, tests are coordinated with the building manager and specialists for those systems.
You receive the work proposal, the necessary components, and the service conditions. The recommendations allow you to prioritize repairs.
After the work is approved, we carry out the intervention and the related inspections. The report records the operations performed and any additional measures recommended.
Standards and compliance
For all automation systems, inspections take into account the manufacturer’s instructions and the installation documentation.
SR EN 12101-2
European standard adopted in Romania for natural smoke and heat exhaust ventilation devices; compliance is verified for the documented assembly.
P118
Regarding fire safety of constructions, under the conditions applicable to the building.

Frequently asked questions
How often should window automation systems be checked?
The frequency is determined according to the manufacturer’s instructions, usage, and operating conditions. Windows frequently used for ventilation and those integrated into smoke exhaust may have different requirements. The maintenance plan must reflect these uses.
Is a faulty actuator repaired or replaced?
It depends on the model and the manufacturer’s instructions. Some actuators are replaced, while internal repairs are carried out only by the manufacturer. The diagnosis determines whether the issue lies with the motor or other components of the installation.
Can the same automation be used for both ventilation and smoke exhaust?
Yes, if the assembly is designed, documented, and configured for both functions. Proper operation for ventilation alone does not confirm the response to a smoke exhaust command, which must be tested separately.
What is the difference between 24V and 230V motors?
They have different power supply and control requirements. Replacement must comply with the installation’s configuration. A 24V power supply does not guarantee operation during a power outage: a compatible backup power source is required, provided for and tested in the system.
Why doesn't the window open when it's raining or windy?
In a system equipped with weather sensors, the ventilation command may be restricted according to the configuration. This behavior can be normal. For installations with smoke exhaust, command priorities must be checked separately, according to the system documentation.
Why does motor synchronization need to be checked?
When multiple actuators operate the same window, their movement must be coordinated according to the model. Checking this is also important after replacing a motor, since a new actuator must be compatible with and configured for the existing group.
Can you evaluate automation systems installed by another provider?
Yes, you can request an evaluation of existing equipment. The possibility of service is determined after identifying the model, consulting the documentation, and checking the availability of compatible components.
How much does window automation service cost?
The cost depends on the number and type of actuators, access to the windows, the control configuration, and the work required. For an estimate, the location, models, photos, and a description of the problem are useful. The quote is determined following the assessment.
Other equipment serviced
