What the P118 code is and who it applies to
P118 – Fire Safety Code for Buildings is the technical document that sets the mandatory requirements for the design, execution, and operation of buildings under fire-safe conditions.
Adopted by the Ministry of Development, the code applies to all types of buildings—civil, industrial, commercial, medical, or administrative—both new and rehabilitated or extended.
Its purpose is to protect human life and property by:
- limiting the risk of fire ignition and spread;
- ensuring the fire resistance of building elements;
- ensuring fast and safe evacuation in an emergency.
Core requirements of the P118 code
P118 defines the technical parameters for each building category, setting the minimum levels of fire resistance (R), integrity (E), and thermal insulation (I), known under the REI classification.
Doors, walls, and compartmentation elements must be selected and installed to provide protection for the specified duration in minutes—for example: REI 30, 60, 90, or 120.
Specific requirements for doors and fire protection elements
- Fire resistance and integrity
- Compartmentation doors must prevent the spread of flames and smoke.
- Models used in evacuation areas or compartment closures must be certified to EN 1634, with an REI class appropriate to the space’s risk level.
- Automatic closing in case of fire
- Automatic doors must ensure safe closing upon a signal from the fire detection system.
- In an emergency, they must be able to be opened manually, without effort.
- Smoke tightness
- The code requires that doors located on evacuation routes limit smoke ingress in the early stages of a fire, through perimeter seals and automatic thresholds.
- The code requires that doors located on evacuation routes limit smoke ingress in the early stages of a fire, through perimeter seals and automatic thresholds.
- Protection of technical areas
- P118 states that high-risk rooms—such as transformer rooms, archives, oxygen storage areas, or UPS rooms—must be fitted with fire-resistant doors.
- Their role is to prevent the fire from spreading to adjacent areas and to maintain the integrity of the building.
- Integration into evacuation routes
- Doors located on corridors, staircases, and buffer zones must remain functional for evacuation, ensuring quick and safe opening.
How KADRA ensures compliance with the P118 code
With over 30 years of experience in access and protection solutions, KADRA supplies and installs a complete range of fire-resistant doors and fire compartmentation systems, certified to European standards.
KADRA solutions include:
- Fire-resistant metal doors, made of steel or aluminum, certified to EN 1634 and available in REI 30 / 60 / 90 / 120 classes;
- Automatic doors with a fire-protection function, which close automatically upon a signal from the fire detection system;
- Fire curtains and smoke curtains, used for temporary compartmentation of large spaces, atriums, or lobbies;
- Technical solutions adapted to areas with increased fire risk—such as transformer rooms, archives, UPS areas, or oxygen storage rooms—where certified doors with appropriate fire resistance are required;
- Integrated command and control systems within the signaling and smoke extraction installations, which automatically coordinate door closing and the activation of fire curtains.
All products are delivered together with the Declaration of Performance (DoP) and the CE Certificate, and installation is carried out by authorized teams, in accordance with P118 requirements.
Maintenance and periodic inspection
P118 provides that fire protection elements must be inspected periodically to guarantee their operation in an emergency.
Through its preventive maintenance services, KADRA provides:
- periodic inspections of fire doors and fire curtains;
- testing of automated systems and signaling;
- replacement of sealing gaskets or worn components;
- inspection reports compliant with ISU requirements.
Why compliance with P118 matters
Compliance with the P118 code is an essential condition for people’s safety, protecting property, and obtaining ISU approvals.
A fire-resistant door, correctly designed and installed, can save lives and prevent significant losses.
KADRA provides certified solutions, technical consultancy, and professional installation, helping designers, contractors, and beneficiaries fully meet P118 requirements.
