The most important office complex built in the country, except for the capital, was inaugurated this year in the city of Cluj-Napoca. The developer NEPI (New Europe Property Investments), together with local investors, developed a project aimed at offering 54,000 sqm of office space.

The first phase of the project has been completed, with 19,000 sqm already available. The technical solutions applied in the construction of the first building of The Office Cluj complex are of great refinement. At the entrance, fully glass automatic doors, brand Blasi, offered in Romania by KADRA, were chosen.

The development and inauguration of The Office Cluj office complex occur during a favorable period, in which the city of Cluj-Napoca represents a very attractive environment for investors. Among the internationally renowned companies that have already rented spaces in The Office Cluj complex are: Yardi, Deloitte, Three Pillar, National Instruments. The two new buildings of the complex, intended to expand the available area to 54,000 sqm, are confirmed by investors and there is already a demand for rental space for some of them.
The Office Cluj is a business building, already a symbol of the business environment in Cluj-Napoca. There is a strong contrast between the history of the place, a site with an industrial past, located in the city center, and the glass building intended to support the development of the business environment in the city and the region.
"Green Building" – BREEAM Rating Excellent Certification
The Office Cluj is a “green building”, equipped with advanced systems for reducing energy consumption, innovative heating and cooling solutions, and is constructed from materials with minimal environmental impact. The revolving doors at the entrance are an active part of the thermal insulation optimization solution. They ensure thermal energy savings up to 6 times greater than those offered by sliding or swinging doors.
The Office Cluj building has achieved the “Excellent” grade, awarded by BREEAM (Building Research Establishment Environmental Assessment Methodology). BREEAM is the most widely used method currently for assessing the environmental impact of buildings.


Building Entrance – Two Automatic Glass Revolving Doors, "Crystal" Type
To achieve this goal – creating a building with a strong image, a symbol – the designers sought a refined solution for the entrance, aligned with new technologies. The solution came from the Romanian company KADRA. Thus, it designed and realized the building entrance, together with the facade contractor Alusystem and the architecture office Andreescu Gaivoronschi. The chosen entrance solution consists of two glass revolving doors, “crystal” type, brand Blasi. These automatic doors are special due to the technical solution, with the drive part concealed in the floor. The construction of the doors was made with four glass leaves without a central post. Together with the glass ceiling, the entire ensemble offers maximum transparency and emphasizes the elegant note of the entrance. Although the complete glass construction of the revolving door minimizes visible structural profiles, Blasi revolving doors are equipped with all necessary safety elements to align with the European Safety Standard EN16005. Thus, the doors are equipped with anti-follow sensors mounted on each moving leaf at heel level, anti-shear sensors with infrared curtain at the meeting point between the moving leaf and fixed curved showcases, and safety edges mounted on fixed leaves. The doors are also equipped with buttons for people with disabilities. When activated, the door enters an extremely low rotation speed mode, allowing easy and safe access to the building.
The drive part is realized by a large flywheel gear motor, operated at 24V. Thus, the obstacle detection of the door is sensitive and adjustable, and the flywheel drive mechanism offers intensive and long-term use of the doors.
The revolving doors produced by the world leader Blasi in Germany offer the best mix between innovation, experience in revolving door construction, and a wide range of constructive solutions at optimized costs.
